One of the biggest frustrations a homeowner can face is when their property sits on the market without selling. Many assume the market is to blame—but more often, it comes down to strategy. Early in my career, I focused on solving this very problem, and it became the foundation of my reputation as a realtor.

I built a specialty around working with expired listings—homes that didn’t sell the first time around. These properties often need more than just a “for sale” sign and generic marketing; they require a tailored approach, fresh positioning, and creative exposure to reach the right buyers. By rethinking how a home is presented—through targeted marketing, refined pricing strategies, and stronger negotiations—I consistently turned expired listings into sold success stories.

Since 2016 until 2021 this home had been listed with 3 different agents, 4 different times on the market without any sale activity. The previous listings were priced betweeen $1,730,000-$1,88,800 with below average marketing and zero strategic placement. We implemented our Home Preparation protocol and Marketing Strategy and sold this within 2 days at 1,925,000 with a list price of $1,930,000.

2214 Dawes Hill Road Coquitlam

This home sat on the market for 119 days without any activity from Spring 2021 -Summer 2021 at $1,499,000 with another agent.  We took the listing on at $1,560,000 and told the seller to trust our process. We implemented a revitalization strategy over the course of two intense days to transform the space and relisted the property on September 13 2021. Within 6 days we had the property sold at $1,543,000.

During the peak of the 2022 market, this home sat unsold for 68 days with no activity. When we relaunched it on January 4, 2024, our strategy turned things around—selling it by March 7, 2024, for over 98% of the asking price
