How it works .... what to expect

 

When we meet with you, we ask for as much information from you as possible as to your requirements, then we set to work and find a selection of quality properties for you to consider. We will be in contact with you to show you what we have found for you, and when you are happy with the selection you can let us know when you would like to come over to inspect the properties. Appointments are made, and you have the information before you arrive in Spain so there are no nasty surprises or hours trailing through the countryside, so we don't waste your time!

 

On the first morning we will meet you at approximately 10am at your hotel and take you to Mortgage Solutions. This is for a private, informal financial consultation which is free of charge. Your mortgage in principal can be approved (subject to status),  and you will receive invaluable advice regarding all things financial relating to purchasing a property in Spain.

                  

 

You will then be escorted to the appointments we have made on your behalf, and have a short break for refreshments at lunchtime ... and then back to business! You will be back at your hotel for around 5pm which will give you time to relax and discuss the many things you will have discovered throughout the day, before you have your evening meal. We can recommend several excellent restaurants and bars for you to visit.

 

When you have decided on the ideal property, we then take you to a choice of solicitors with the copy of your reservation contract. Again, we work with several solicitors and are not tied in to any particular one.

 

 

FOR YOUR SAFETY AND PEACE OF MIND, NO MONIES ARE PAID UNTIL THE RESERVATION CONTRACT HAS BEEN APPROVED.

We can accompany you to a bank to set up your bank account (we are not "tied" to any particular bank, and we deal with all the local branches), and we can also organise the visit to the foreign office in Almeria to register for your N.I.E. number - this is required by anyone buying a property (it is a personal number to you, and relates to any tax you pay on goods or property).

 

 

 

You are advised to have your finances in place for your purchase before you come over.

 

If you are relying on the sale of your house to fund a purchase here, there will be no point in looking at resale properties or "key ready properties"as they turn over quite quickly. You will be required to pay 3000 euros when the reservation contract has been approved, and usually 10% within 14 days. The remainder is to be paid on completion at the Notary, which can be anything from 2 weeks later if the vendor is in a position for a quick completion! (Yes ... it CAN happen that quickly, but the average can be around around 6-8 weeks!).

 

Off-plan properties are always an option and we work with several of the reputable companies in the area. Again, you will need to be in a position to pay a deposit of around 50% of the purchase price, within 30 days of the reserve contract (or as soon as the conveyancer is happy with the paperwork). The final payment is due on completion, and your solicitor will give you all details of costs involved.
